How do you know the electrics in your property are safe? One step is to ask a qualified electrician to produce an Electrical Installation Condition Report (EICR), which assesses the condition of the electrics and gives peace of mind to both landlords, tenants, and homeowners.

Rented properties must have their electrics checked at least every five years, or when a tenancy ends in the middle of a five-year period to ensure the electrics are safe and won’t cause any potential hazards for future tenants.
New regulations were introduced earlier this year to improve the safety of the private sector rental market.

What is checked during the assessment?

Epic Global uses the method recommended by the leading governing body for electricians, NICEIC.
The inspection covers a number of observations in line with regulations, which will allow the electrician to assess various aspects of the electrical systems for safety. The inspection will also include recommendations for improvement that might be necessary or beneficial to improve the safety of the property.

During the visit, we will test and inspect these items:

Consumer Unit (main fuse board)

Outlets

Plugs

Light fittings

Light switches

Electrical cables within the structure of the building.

Earthling and bonding

Signs of wear and tear

Visible signs of burning/scorching or damage from other outside influences.

RCD protection around the home.
